Equator I to have a new lobby

CPI Property Group (CPIPG), the owner and manager of 18 office buildings in Warsaw, has launched the modernisation of the lobby in the Equator building on Al. Jerozolimskie. The project aims to raise the standard of the formal area of the building and provide tenants with the comfort environment reflecting the latest trends in office design.

The modernisation will cover the functional layout of the lobby. The reception desk is to be relocated from the left to the right side of the entrance, while new lighting, furniture and plants are to highlight the modern character of the space.

“With the modernisation of the lobby, we are creating a friendlier, more modern and intuitive entrance for our tenants and their guests. The changes respond to current expectations, where not only the aesthetics count, but also the functionality and user comfort,” says Karol Wojnarowski, Senior Project Architect, CPI Property Group Poland.

The works will be carried out in stages to minimise disruption to tenants and ensure continuous access to the elevators and the office areas. Completion is scheduled for February 2026.

This represents another investment by CPIPG as part of its Quality Management programme, which aims to continuously enhance the quality and value of the Group’s portfolio. Since August 2025, changes have also been underway at Eurocentrum-Alfa, where the entrance area is undergoing a comprehensive modernisation including the lighting, the HVAC and BMS systems and new solutions to enhance user comfort.

“Undertaking to modernise our buildings is part of our long-term strategy to raise the value of our portfolio. We regularly review each of our properties to raise its technical standard and when necessary improve its visual appeal, making it at the same time more attractive to tenants”, points out Marcin Mędrzycki, Head of Asset Management, CPIPG.

Completed in 2008, Equator I is a building that offers flexible floor layouts, that can be configured to both open floor plans and traditional offices. The building holds a BREEAM certificate with a rating of Very Good as well as a WELL Health-Safety Rating. It provides tenants with a range of amenities including a retail and service section and convenient parking. The building’s key attraction is its location on Al. Jerozolimskie, providing it with excellent access to the city centre, the airport and to the city’s main exit routes.
