Impressive BREEAM rating for CPIPG’s latest office project

LightOn – the latest office project being developed by CPI Property Group (CPIPG), at ul. Prosta 69 in central Warsaw – has been awarded BREEAM design stage certification with a rating of ‘Outstanding’. The building has been awarded the impressive score of 94.5%, exceeding the threshold for the highest level of certification by as much as 9.5 percentage points.

“This represents a huge success for our design team and proof that LightOn will not just be a modern and sustainable office building, but one that meets the highest international standards in terms of sustainability, comfort and innovation,” explains Michał Litewnicki, the Sustainability & Innovations Manager of CPIPG in Poland.
The high rating has been awarded for innovative solutions in such areas as building management, energy efficiency, user comfort, public transport access and impact on the surrounding area. The project was prepared in cooperation with the APA Wojciechowski Architekci studio, with the participation of advisors from WSP Polska. The certificate at this stage provides confirmation of the quality of the design, but the final assessment will be verified after the construction work is completed. Such a high score above the required threshold means the building also has an excellent chance of achieving the highest level of certification in the final phase.
“This confirmation of the highest sustainable development standards increases the attractiveness of the project in the eyes of corporate tenants and institutional investors, providing strong support for the commercialisation process while increasing the market value of the building. In addition, it ensures the project's compliance with European Union Taxonomy,” adds Michał Litewnicki.

The BREEAM (Building Research Establishment Environmental Assessment Method) certificate is one of the most recognised sustainable construction assessment systems globally. The ‘Outstanding’ level is awarded exclusively to exceptional projects – only a tiny percentage of new buildings achieve such a high result.

LightOn will offer 23,600 square metres of space distributed over a total of 14 storeys: 10 levels in the main body and 4 additional floors in the dominant section. In addition, the building will feature a two-level underground car park with a rotation system, comprehensive infrastructure for cyclists and chargers for electric vehicles, a green terrace, shops and a restaurant. The location of the office building immediately adjacent to the entrance to a station on the city’s second metro line provides easy and quick access, while the multifunctional character of the neighbourhood allows users to take advantage of the many options offered by Warsaw’s largest and most popular business district. The new building is to come into use in the fourth quarter of 2028.

In addition to BREEAM, it will also be WELL, SmartScore and WiredScore certified. The project is also being developed in compliance with the Buildings without Barriers’ programme.
