LightOn set to illuminate Prosta 69
2. 6. 2025
LightOn will comprise 23,600 sqm of space over a total of 14 floors: 10 levels in the main building and 4 additional storeys in the tower section. In addition, the complex will offer: a two-level underground car park with a rotation system, extensive facilities for cyclists along with chargers for electric vehicles, a green terrace, shops, and a restaurant. The location of the building, adjacent to the city’s second metro line station, allows easy and quick access from across the city; while the local neighbourhood, due to its multifunctional character, provides all the many amenities and attractions on offer in the largest and most popular business district in Warsaw. The new building is scheduled to come into use in the fourth quarter of 2028.
“LightOn is CPI Property Group’s first development project in Poland. We are currently preparing for its construction, tapping into our many years of experience as a developer in Central and Eastern Europe. The concept of the new office building is based around our experience of managing office buildings in line with the requirements of today’s market,” says Barbara Topolska, the Country Manager of CPIPG in Poland.
The LightOn office building will be a modern, intimate building equipped with all the latest solutions designed for comfort, convenience and work efficiency. The team, led by Mikołaj Płonka, the Development Director of CPIPG in Poland, has devised the LightOn concept in cooperation with the APA Wojciechowski Architekci architectural studio.
LightOn will be designed to meet the highest ESG standards in terms of sustainable operations and employee comfort, while also having a positive impact on the external environment. It will be certified with the aim of obtaining the highest levels in each of the following systems: WELL, BREEAM, SmartScore and WiredScore. It will also meet the conditions of the Building Without Barriers scheme. In addition to solutions designed to optimise the well-being of users, efficiency, savings and the environmental friendliness of the building, it will also feature the latest technology in terms of facility management, increased safety and the optimisation of key systems, including IT infrastructure.
The name LightOn references the history of the location. Until the 1990s, the J. Grimau ‘Polam’ High-Fluorescence Metal Works operated at ul. Prosta 69, producing wires for the lighting industry. The traditions associated with this address are now to be woven into the modern and elegant fabric of the LightOn office building. Its name, architecture and the materials used in the building’s construction will allude to the business traditions of Warsaw’s Wola district, while the innovative systems installed in the building, on the other hand, will fit perfectly with the modern character of the location – a multifunctional district along the lines of the 15-minute city concept.
LightOn will replace the existing Prosta 69 office building at ul. Prosta 69. The office character of the location, which has evolved into one of the best business destinations in Warsaw, will be maintained through this development. It offers excellent transport connections, being just next to the metro, while enjoying all the advantages of the local Wola business district and its multifunctional neighbourhood. LightOn represents the ideal choice for companies looking for modern, sustainable solutions and a prestigious location close to the centre of Warsaw.
In Warsaw, CPI Property Group is the owner and manager of 20 modern office buildings with a total area of over 516,000 sqm and valued at EUR 1.6 billion, thus making the company one of the leaders of the capital’s office market in terms of space. All of CPIPG’s buildings are located in key locations across the city and provide flexible and comfortable solutions for tenants operating in various sectors.
