
New Lobby for Eurocentrum-Alfa – Modernisation Work Begins

CPI Property Group (CPIPG), the owner and manager of a portfolio of 20 office buildings in Warsaw, is beginning the latest stage of the transformation of the Alfa building – the oldest section of the Eurocentrum Office Complex business park. Following previous investment in modern HVAC and BMS systems, the time has come to renovate the lobby area and continue the transformation process.
The scope of the planned work includes a comprehensive remodelling of the entrance area: replacing the floors, ceilings and lighting, which will be integrated with an advanced DALI control system. The lobby will feature new, improved furniture and extensive greenery. The changes also include improved thermal comfort, as the installation of modern solutions enabling precise temperature control is planned.
“Alfa is a building with lots of character, but it requires refreshing. The new lobby is more than just an aesthetic change – it’s a step towards the comfort and quality that tenants now expect. We focus on functionality, sustainable solutions, and creating a welcoming environment for both work and leisure. We have also ensured architectural consistency in the interior design, reflecting the modern spaces of the Eurocentrum complex,” reveals Karol Wojnarowski, a Senior Project Architect at CPI Property Group Poland.
In 2024, the replacement of the chillers and steam humidifiers was completed, while the building management system (BMS) was modernised, which included the optimisation of the device operation algorithms that use information gathered from the building’s CO2, humidity and solar sensors.
The Alfa building is managed under CPIPG’s in-house Quality Management programme, which is focused on maintaining the highest quality in terms of aesthetics, comfort and user-friendliness. The refurbishment of Eurocentrum-Alfa’s lobby represents one element of CPIPG’s long-term strategy for managing its real estate portfolio. The company is committed to active asset and property management, and – through its OfficeME programme – constantly strives to ensure a friendly working environment for tenants.
Eurocentrum-Alfa was built in 2002 and has been undergoing consistent modernisation since it was acquired by CPIPG in 2022. The glass tower has 21 above-ground floors and forms part of the Eurocentrum Office Complex, a business centre comprising four buildings offering a total of 81,500 square metres. The buildings are connected by a shared passageway, featuring a wide range of dining, retail and other services. One of its undeniable advantages is its excellent location on Al. Jerozolimskie, adjacent to bus and train stations, and with convenient access to the airport and the city centre. The building has been awarded BREEAM ‘Very Good’ environmental certification.
