Prosta 69 set for demolition

CPI Property Group is entering the next stage of preparations for the delivery of its first office development in Poland – LightOn, located at 69 Prosta Street in Warsaw. The company has signed a contract with TREE Group for the demolition of the existing building on the plot designated for the new development. The contractor has already taken over the construction site.

The last tenants vacated the Prosta 69 building at the end of December 2025. In January, site clearance works and technical preparations for demolition will commence, with full-scale demolition works scheduled to start in February.

Prosta 69 is a well-established business address in Warsaw with a history going back to the industrial origins of the Wola district. Until the 1990s, the site housed Polam's J. Grimau High Melting Point Metal Works, specialising in the production of light bulb filaments. Over the subsequent decades, the area has become part of Wola’s rapid transformation into one of Warsaw's key business districts.

With the LightOn project, the site will retain its use as an office area in one of Warsaw’s most attractive business locations with excellent connections, being directly next to the Rondo Daszyńskiego metro station, close to the city centre and surrounded by rapidly improving infrastructure. It is an ideal location for companies seeking modern, sustainable solutions and a prestigious address.

The LightOn office building will offer 23,600 sq m of space across a total of 14 storeys, with 10 floors in the main section of the building and an additional four floors in its dominant structure. The building will also feature an underground car park with 200 parking spaces that will be operated on a rotational basis, as well as full cycling facilities, electric vehicle charging points, a green terrace, retail units and a restaurant. The development will be certified under WELL, BREEAM, SmartScore and WiredScore, with the goal being to achieve the highest possible ratings in each. It will also comply with the requirements of the “Buildings without Barriers” certification system.
